The Rally — Fishtown Apartments

When Newmark's Philadelphia multifamily team brought The Rally to market, they needed an OM that felt as alive as the property itself. The Rally isn't just an 88-unit apartment building — it's a boutique Fishtown experience, designed by Stokes Architecture + Design, anchored by a Michelin-recognized chef's restaurant, and built for a renter demographic that notices the difference between terrazzo countertops and the generic alternative.

The design brief matched the property: warm, editorial, and neighborhood-specific. We worked in two-page spreads built for print, leaning into full-bleed photography of the rooftop terrace, the ground-floor café, and the factory sash windows that give the building its industrial-chic character. Typography mixed bold display fonts with something that felt a little more alive — because that's Fishtown. Color and layout choices spoke directly to the multifamily investor audience: sophisticated, lifestyle-forward, and focused on the story of the asset as much as the numbers behind it.

The Rally's investors aren't buying square footage. They're buying into a neighborhood, a renter profile, and a vision. The OM's job was to make them feel all three before they turned a single page of financials.

500 Gulf Avenue — Industrial Land

On the opposite end of the CRE spectrum, CBRE National Partners brought us a 358-acre industrial land opportunity on Staten Island's West Shore — adjacent to the Goethals Bridge, minutes from the Port of New York and New Jersey, and positioned as one of the last large-scale developable industrial sites in the entire New York metro.

This OM required a completely different visual language. The audience here is institutional — logistics operators, REITs, port-proximate developers — and they read an OM the way an engineer reads a blueprint. Dark navy backgrounds, thick sans-serif typography, and a design architecture built around clarity and authority. No scripted fonts. No lifestyle photography. Instead: regional connectivity maps showing distances to every major port, airport, rail terminal, and highway interchange. Aerial outlines tracing the site boundary against the backdrop of the Goethals and the Kill Van Kull. Conceptual site plans showing two big-box distribution configurations totaling over 1.7 million square feet.

Where The Rally OM asked investors to imagine living there, the 500 Gulf Avenue OM asked investors to imagine building there — and then handed them every data point they needed to say yes.

What makes a great offering memorandum?

A great offering memorandum is equal parts strategy and design. The best OMs don't just present information — they tell a story. We're flexible about how content comes to us — if you have everything organized and ready to go, we'll take it all at once. If sections are still coming together, we're happy to work piece by piece as each one is completed. However your deal is moving, we'll move with it. Every page is designed to work as part of a cohesive whole, not just a collection of information dropped onto a grid.

Revisions 
This is where the back-and-forth happens. We refine, adjust, and sharpen until every page is exactly where it needs to be. There's no revision limit — we go as many rounds as it takes.

Digital OMs are designed in single pages and optimized for fast email delivery, easy downloading, and smooth on-screen reading. A web-optimized PDF sized for quick load times is the workhorse of modern CRE marketing — it's how most investors will actually consume your OM, and it needs to look just as sharp on a laptop screen as it does in print.
