  • The more material you can share, the better the final product — but we'll guide you through the whole process. Typical deliverables from the broker or owner include property photography, aerials, site plans or floor plans, financial summaries or rent rolls, market data, and any specific branding guidelines. Don't have everything perfectly organized yet? No problem. We've worked with all levels of preparedness and know how to help you pull it all together.

  • It depends on how you plan to distribute the OM — and that's actually one of the first things we confirm before we start designing, because it shapes the layout decisions from page one.

    If the OM is print only, we design in two-page spreads for a polished, booklet-style presentation. You'll receive a high-resolution, print-ready PDF ready to send straight to your printer.

    If the OM will be both printed and distributed digitally, we design in single pages — two-page spread layouts with photos bleeding across the center don't translate well to single-page PDFs. You'll receive both a print-ready PDF and a compressed, web-optimized PDF sized for fast email delivery and easy download.

    If the OM is electronic only, we design in single pages and can build in interactive features — including a clickable table of contents tab on every page for smooth navigation. You'll receive a email-friend web-optimized interactive PDF and high-resolution interactive PDF (optional) as the final deliverable.

    All projects are built in Adobe InDesign. If you'd like the packaged source files at the end of the project, just ask — we're happy to provide them.
